Tax Collector's Office

The Tax Collector's Office administers property taxes, sales taxes, and other municipal revenue for the City of Alto and the United Islands. The office is responsible for billing, collections, and maintaining tax account records.

Sales Tax

The City of Alto levies a city sales tax on goods and services sold within the Alto Metro area. This tax is collected by businesses at the point of sale and remitted to the Tax Collector's Office.

The city sales tax applies only within the Alto Metro area and does not extend to outlying communities, including Mt. Manchester, Nutfield, Elwood, and Cape Alto. Businesses operating in those areas collect only the applicable territorial taxes.

Property Tax

The City of Alto levies property taxes on real property within the United Islands to fund municipal services, infrastructure, and public safety.

Tax Rates

Property tax rates are set annually by the City Council. The current rate applies uniformly to all assessed property within UIA jurisdiction.

Assessment

Property assessments are based on the fair market value of land and improvements. Assessments are updated periodically and property owners are notified of any changes by mail.

A supplemental assessment may be issued when a property changes ownership or when new construction is completed, reflecting the difference between the prior assessed value and the new value.

Payments received after the penalty date are subject to a late fee.

Exemptions

Certain properties may qualify for tax exemptions or reductions:

  • Homeowner Exemption: Available to property owners who occupy the property as their primary residence.
  • Senior Exemption: Additional reduction for qualifying senior residents.
  • Nonprofit Exemption: Available to qualifying nonprofit organizations.
